    Patch/repair drywall & cabinet boxes

Leading Multifamily Operator - Birge & Held knew that upgrading workforce housing in the mountains outside Denver was essential for a high tourist location. Vacancy wasn’t an option, so we programmed a 3 Day renovation focusing on Kitchens & Baths. These areas drive the most value for owners, as well as prospective tenants. Harper had approximately 18 crew members onsite to complete the transformation.

New Multifamily Operator - Golden Bear Equities struggled to find the right construction partner with a proven system of speed and organization. Two recently purchased properties had 45 Units vacant each and GBE knew that the best way to increase value was to eliminate the large vacancy gap in a short timespan. Harper programmed a FULL unit Renovation on these 90 Units keeping the original vision of the renovation plan promised to investors. Mature Operator, ZMR Capital acquired The Nightingale 25 to improve property performance through targeted Washer/Dryer Retrofits. Harper programmed a 3-day Retrofit for tenants who were interested in Renewing. The results were remarkable. Our client saw an average increase in Rent of $125 & significant reduction in turn costs as many tenants renewed their leases. Harper built new closets for the Washer/Dryer Stackables in Common areas of the unit for finished look.

The Station Apartments Littleton, CO - 110 Units - 2 Day Turn Time

Pathfinder Partners decided to reposition their Littleton, CO property with a focus on Green Improvements. This allowed them to qualify for a better loan package with their lender, as well as various tax rebates offered by the state. Furthermore, it helped reduce operating expenses and increase the useful life of many items that typically fail during operation.
